Ltd. In collaboration with Merusri Developers, a well-established Bengaluru-based real estate firm, the companies have formally launched Merusri Sunscape, an exclusive luxury villa community located on IVC Road, one of the city’s most rapidly expanding corridors.
Spanning 5.5 acres, Merusri Sunscape is poised to redefine premium residential living in Bengaluru. The project encompasses a total development area of 275,000 sq. ft., with a saleable area of 235,000 sq. ft., and is projected to achieve a Gross Development Value (GDV) exceeding ₹250 crore.The launch will commence with a high-profile Channel Partner (CP) event on August 27–28, anticipated to attract over 500 channel partners, followed by the official public launch on August 30.
The development comprises 76 meticulously designed villas, with 52 units released in Phase 1, offering 3- and 4-BHK configurations ranging from 2,410 sq. ft. to 3,850 sq. ft. The remaining 24 premium villas will be introduced in subsequent phases.
ArisUnitern will oversee the entire project lifecycle, including execution, operational monitoring, sales, customer relationship management (CRM), collections, and unit handover. The project is fully compliant with all statutory regulations, including RERA, and has achieved complete financial closure, with funding secured from Aditya Birla. Home loan approvals have been obtained from SBI and Tata Capital, with additional approvals from HDFC, ICICI, Axis Bank, and LIC Housing Finance currently underway.
